The rain is here.....what you NEED to know...

Hurricane Season starts June 1st but the rain is here and has not let up the past week. As we approach hurricane season below are some things you need to keep in mind.

*Flood is excluded from majority of home insurance policies in the State of Florida.

*You can purchase flood insurance at any time but there are waiting periods involved. NFIP is a 30 day wait but I have carriers who will write it with as little as a 15 days wait.

*Even if you are not in a high risk flood zone, that does not mean you do not need flood insurance. Flood is any rising or runoff water coming from the outside in. Did you know if you have a pool and due to a hurricane your pool overflows entering your home, this is NOT covered under your homeowners insurance? This is only covered under a flood policy?

*There are multiple options for flood insurance at this time. The private market flood carriers are open and writing with great rates as well as payment plans.
